  • News Two new hotels to be built at the Harbor-Katella intersection.

I just came across this article. Two new hotels going in at Harbor and Katella. Great location! One will have a CVS and the other will have a Walgreens. Are two similar businesses that necessary across from one another? idk. Anyways discuss whatever catches your eye.

It would be like building a theme park right across from the entrance to another theme park.

Those are two really small parcels of land, originally intended for gas stations. Kudos for getting that many hotel rooms into such a small space. And I'm not sure how the Marriott one is supposed to work, the article makes it seem like they are demolishing the Jolly Roger Restaurant but not the hotel?

I think most people will go to the store depending on which side of the street they are on if they are walking or driving. I know DH picks gas stations because of the side of the street they are on, especially in Anaheim. And people who are staying at surrounding hotels will pick whichever is closest so they don't have to cross the street.

They should put a Trader Joe's or a Sprouts in there instead of the CVS. One drugstore on that corner is enough.

                I would love a Trader Joe's.

Agreed. Glad to see some new Anaheim Resort expansion. I wonder what this means for the fate of the Gardenwalk hotels?

I hope at least one of these projects will offer clear views of DCA.

I learned at a seminar recently that Trader Joe's most important demographic criteria is the number of residents in the area that have graduated from college. I'm not sure how that part of Anaheim would stack up.

The drug store chains seem to thrive in direct competition for some reason, especially in tourist oriented areas. I've never seen a retail category that co-locates so frequently. I guess it works for them.

In Orlando there's been a CVS / walgreens war. Across the street, down the street, down the block, they've built several.

Trader Joe's and Sprouts rely on locals who frequent the store regularly. While a smaller convenience store like Fresh & Easy might get enough traffic from tourists who are renting hotel rooms with kithenettes, I doubt there would be enough consumer traffic on the corner of Harbor and Katella to justify a Trader Joe's.

"Apartment/Hotels" are for the self-catering crowd... very few people who are visiting the DLR fall into this category, the number of hotel rooms in this plan would not support a full-scale grocery store economically. Also, the 7-11 on Harbor/Katella does booming business, but 400 apartment/hotel rooms would not warrant the investment for a retail grocery store in the resort district, the demographics don't support such an investment...

I'm glad about the hotels, but wish Disney could have gotten their hands on the properties to "harmonize" the resort district.

We'll have to see what happens to the land zoned at Gardenwalk for hotels... It's already zoned, for the hotels and for DVC/Timeshares on top of the parking structure! The original plan was for Disney to manage, but not own, those properties.

It will be interesting to see what happens next...

                            I'm not sure either.

The hotel on the SW is on land the includes where the restaurant is and had already been approved to build a fancy hotel. The article says it will reduce the Jolly Roger and go all the way to the convention center parking. This means it would have to be where at least some of the Jolly Roger Hotel is. Strange.

On the SW corner they must have bought of be the owners of Zaby's Motel and I wonder if they own the vactant lot east of there too?

The people who own Zaby's also own the two vacant parcels next to it. I presume Zaby's will be torn down because the two gift shops on the property have closed.
