  • Straight from Disney or 3rd party?

    Which is better, purchasing your DVC unit straight from Disney or as a re-sell from an agent or Ebay? What are the pros/cons? If you purchased second hand, would you still get the same benefits as if you bought from Disney?

    Ebay I have to say is warning may be bad.
    all I have to say resell is that you get in to a Resort that you have stay at and the cost may be lower then buy from disney.

    insted buy at $95 or more per point than buy resell at $70 to $80 doller per points.

        Initial Purchase from DVC
        • You can get the exact number of points that you want (although you must buy a minimum of 160)
        • Faster than resale (you will be in the system and have your points and be able to make reservations much faster than resale)
        • No worries about the purchase if Disney executes ROFR, since that only applies to resale purchases
        • More expensive cost per point than the resale market
        • You can pay with a Rewards credit card and get points/cash back
        Initial Purchase via Resale
        • You may not get the exact number of points you want
        • It will take much longer to get into the DVC system and have your points (resales typically take 6-8 weeks)
        • Resale is typically less expensive then buying from DVC
        • Easier to pickup large point packages at any of the older DVC resorts.

          Thanks Mike! You're really an expert at this, aren't you? Now did you personally purchase straight from Disney, or did you buy resale?

          I do have the Disney Visa, and did notice that there's a current deal on purchasing the DVC unit for members.

                Hi DVC Mike, you make some very valid points in comparing purchasing your DVC directly from Disney or through a reseller. There is absolutely, with out a doubt, unaquivically no difference in the DVC membership benefits purchased directly from Disney or through the resale market. Because there are more and more DVC owners every year, there is also more and more ownerships available through resale. We can find any size point package at all DVC resorts. If a buyer is dealing with a professional real estate office specializing in DVC resales, they will be counciled on where the ROFR is currently at. The only time Disney World steps in as the buyer of a resale is if the seller accepted an offer deemed under fair market value. Disney will inform of their decision usually in about 7-10 days of signing the contract to buy. Approx. 95% of my buyers get their ownerships. If Disney exercises their ROFR, the buyer is not penalized.

                It may take a little longer to get to closing with a resale because a licensed title company in the state of Florida has to do the title searches and prepare closing documents based on information provided by Disney. There is never a clouded title transferred. Disney will not allow a transfer of ownership that has any outstanding dues owed. Disney World, the title company and a Real Estate professional are all looking out for buyers best interest. It is a very safe transaction.

                Stripped contracts are not a bad thing. Every new DVC owner has a different set of criteria for purchasing. Some need their points quickly for an anticipated vacation that they want to take fast using banked points that are in the contract that they are buying. Others plan well into the future and will pick a "stripped" contract because of the extra savings per point and not having to pay any dues until the year the points are available.

                You are right that all DVC ownerships are not created equal, that is why a buyer should consult a DVC Resale specialist to help in finding the perfect ownership that fits their family's particular vacationing needs. No matter how purchased, DVC is the BEST TIMESHARE PLAN in the WORLD.
