    I should be excited.

    Instead I am exhausted beyond reason, insomnia has kicked in and I am barely awake. Excitment is not something I am capable of.

    My first real smile today came not because I am closing on my first home- but because a good friend of mine told me she is pregnant. How wonderful. Their first baby- her husband's b-day is tomorrow- what a b-day present. She will tell him tomorrow- wish I could see his face.

    People keep giving me last minute tips and advice- most of it makes me freak out. How will I recognize if something goes wrong at the closing? I wouldn't! I am very dependant on my Realtor and my loan guy- and I feel a little lost.

    It's almost 8am- I leave in 4 hours and 30 minutes and not long after that I will own my home. I still have some packing to do and my kids still refuse to take this packing thing seriously-:bang: the mess they keep making in their rooms. AUGH!

    I should be excited- but all I want to do is sleep or cry.

    Don't cry-you will feel such a relief after the last page is signed and the house is all yours. It will be a long day- but in the end it is all worth it. Lots of luck!!

      Exactly!! Once everything is finalized and you are handed the keys and walk into the place the first time... pure joy and happiness!!! It will take some time to get everything together once you move it, but even before you totally finish unpacking, take some time for yourself and do something nice for yourself!! It will help take a bit of the stress away!

          Sorry- can't help you there. I had a lawyer to take care of all that (required in NY)

            Scary aint it? It was the scariest thing I have ever done, buying my house. Especially since I had to do it all alone! But believe me, after you get settled, get the house set up the way you want (and might I suggest putting up some pictures on the wall asap because even though they might not be exactly where or what you might want, it helps you adjust and get "in the rhythm", sounds crazy but it works!) you will sit there and go "oh my god this is my house!!" and a big smile will come over your face

              Having been through the home buying process several times I found the paperwork not as scary as I thought it would be.

              The processor/notary who handles your closing statement should be thorough and explain each page you are signing. Take your time and make sure everything is as it should be and don't be reluctant to ask them questions about any page you aren't sure about.

                If today is your closing day then you've probably arleady signed everything, yes?

                It's probably too late to do a whole lot if something is wrong. That being said, there is probably not anything wrong. You should have title insurance and your escrow company will fix any problems that crop up. Not out of the goodness of their hearts, mind you. They just don't want to be sued.

                As for people giving you tips and advice, you should probably ignore most of it. Its like when you're pregnant. Everyone has different, contradicting advice for how to do things. Real estate transactions are heavily regulated and unless you are using some shady loan broker or realtor, you don't have anything to worry about.

                Just enjoy it. Michelle and I moved into our first house (we owned our condop but this is the first house) a month ago and we're still settling in. It'll take a while.

                  Going to get details today-
                  mailbox #
                  mailbox key
                  garage door code
                  garage door openers
                  warranty on new stove, disposal and furnce
                  how long is the certification good on the roof
                  sewer scope results
                  key to side gate

                  But otherwise- I think it is going to be ok. I feel better the closer it gets-

                            Congrats!!! We have owned our house for almost a year and it is such a great feeling- I am so glad everything went well. Now the fun begins of unpacking and making it all your own. The best part is throwing those boxes away because you know you won't be moving for a loooong time

                              O-nut- I have a super special HM-NMBC scroll that I framed- from the first year they had it. I want to hang it somewhere where people can see it- maybe that will be the first thing up

                                  I did learn something ugly about my loan-

                                  It's amortized over 45 years- but DUE in 30. It has a balloon payment at the end- yikes- a 15 years worth of payments balloon. :bang:

                                  I can re-fi the second loan right away- and will. I can re-fi the first loan after 24 months- and I will :lmao:

                                    AUGHHHHHHHHHHHHHHHHHHHH!!!
                                    Ok- remember how happy I was about the new garbage disposal?
                                    Not anymore.
                                    It was incorrectly installed- and we ran the dishwasher for the FIRST freaking time since the plumbing changes. The whole thing emptied out into the cabinet under the sink- and then.....went down into my basement ceiling which is now falling apart.
                                    LITERALLY!!!!!!!!!!!!!!!!
                                    The cabinet is still soaked-I can't use anything in the kitchen than involves plumbing and I am just livid.
                                    So- called the Realtor and left him a message last night- he called this morning (not too happy himself) and told me how to use my warranty. He is going to call the other Realtor (on the sellers side) to discuss getting the basement ceiling fixed too. He told me to keep all the receipts because he says we are going after the seller for all of it.
                                    Left a message at the service dept for the warranty- hopefully someone can get out there right away. Might need to ask my mom to go over there to let them in- putting her out too.
                                    AUGHHHHHHHHHHHHHHH!!!!! We are not a happy bunch of people. Older house I understand- TLC- little changes here and there to update- but this???????

                                      Ah the joys of home ownership! We had similar problems when we bought our first house. Everything the seller fixed was done improperly.

                                        Turns out this is not covered under warranty- the seller needs to fix it all. I have an advantage in that the other Realtor (the sellers agent) lives across the street from me. She's very upset and is in contact with the seller's attorney.

                                        So- right now we are waiting to hear from her. We are going to try to get them to get a plumber out immediately because I need to be able to use the kitchen- then we will expect them to get someone out to check out and repair the water damage to the cabinet and the basement ceiling.

                                        **update** while I was posting- the attorney for the seller wants to go check it out with some construction guys. So I am waiting for the time and I will go meet them, let them in and find out what they are going to do. Looks good so far-
